Your responsibilities

You are responsible for taking care of the inside of your home and for arranging certain repairs.

The table below shows examples of those responsibilities. If you are elderly or disabled and have nobody to help you, we may be able to help you or put you in touch with volunteer organisations.

Smoke detectors & Carbon Monoxide detectors battery and mains X
Storage heaters, panel heaters and down-flow fan heaters X
Roof and chimney, brickwork, render, cladding, gutters and down pipes, fascia, soffits & bargeboards X
Window frames, opening lights, window boards, catches and sills X
External doors, frames, locks, letter box and numbers X
Keys if lost, fittings if broken through neglect X
Glass to doors or windows if broken through neglect X
Outbuildings, coal bunkers (not garden sheds) X
Paths, ramps, steps, handrails, line post X
Hedges, gardens, trees, fencing to dividing boundaries and own fencing and gates X
Boundary walls, fences and gates to public paths/roads X
Garage if rented from Amber Valley Housing X
Ceiling, walls and floors X
Major Plaster repairs X
Minor plaster cracks, shrinkage cracks & filling small areas X
Internal doors, latches, handles etc, if not broken through neglect X
Additional and specialist kitchen units and worktops fitted by tenant X
Cupboard doors, Door catches and handles if broken through neglect X
Radiators and pipe work X
Gas pipe work- from the meter to appliances X
Gas/Electric cooker (if installed by us) X
Showers - Futures Homescape supplied X
Baths, wash basins, sinks, toilet basins, cisterns & taps X
Toilet seat, plugs and chains to sinks, bath & basins X
Blocked drains and toilets, unless through tenant neglect X X
Blocked traps to sinks, basins, clean gullies/grids X
Individual TV aerials and satellite dishes X
Communal areas generally e.g. decorating, lighting entrance ways, staircases and paving. Drying areas. Door entry systems X
Maintain cleanliness of your home and report problems to Customer Services X

Gardens and Boundary Fencing

Tenants are generally responsible for boundary fencing except where it borders onto roads or footpaths.

Garden gates are not normally provided to properties; however we will maintain existing garden gates that were provided by Futures Homescape.

You can make a request to Futures Homescape for a gate to be fitted at your expense.
